HOW TO TOUR OUR RENTAL PROPERTY
Before You Tour the Property:
We look forward to meeting you at our property and showing you around! But, first!
Review the listing carefully to make sure the the property meets your needs. Does it have enough bedrooms for your family? Is the location ideal? Is your income 3 times the rent?
Complete our QUESTIONNAIRE. In it, we ask you all the questions to pre-qualify you! There is no need to spend time visiting a property if it is not a good fit for you.
We will contact you by phone to answer any questions you may have and schedule an appointment to tour the property. Feel free to call, text or email us at anytime.
We ask for NO identifying or sensitive information in this Questionnaire! We respect your privacy and confidentiality.
We charge NO FEE to submit the Questionnaire.
For safety purposes, we ask you to upload a snapshot of yourself so we will know who we are meeting at the property. (A photo of us is below.)
Each adult who will be living in a property must complete a separate questionnaire.

QUESTIONNAIRE
After You Tour the Property:
AFTER you have toured the property and decided you’d like to APPLY, we will need to determine your ELIGIBILITY. Each responsible adult and each adult residing in the property will need to provide us with:
Completed online RENTAL APPLICATION (link to be provided).
CREDIT REVIEW FEE of $75 for each person who will be financially responsible on the lease (any person 18 and older that will be held financially responsible for the lease - including cosigners).
Copy of Driver's License for each adult.
Proof of income. Three times the monthly rent, combined income, is required.
Three years' of residential history including contact information of previous landlords or property management companies.
Income and Credit Verification Process
We will run the credit and background checks and determine your eligibility to lease the property you are interested in.
We check:
Credit (rental collections and utility collections are possible red flags)
Rental history
Employment history
Pay Stubs for 2 full months of most recent employment
Sexual offender websites
Credit Concerns: We do accept lower credit scores, but an increased deposit and/or increased rent may be required.
Income Requirements: Gross income must meet or exceed 3 times the monthly rent to qualify for the property you are interested in. For example, you must have $5,400 gross income (verified) to qualify for an $1,800 a month rental. If you need a co-signer on the lease to qualify, then your co-signer will need to complete a separate application and designate himself or herself as the "co-signer" on the application.
What is Verifiable Income? Copies of your last two (2) pay stubs or a letter from your employer on company letterhead will help us determine your income. Sometimes copies of your bank statements or your tax return, W2’s or 1099’s are necessary as well.
Types of Income Include: Child Support, Spousal Support, SSI, Retirement and/or Disability, Wages, Parental Support and Student Financial Aid.
